Planning Your Loan
Before you start looking at homes you should look at your needs and finances. Many people don't appreciate the size of the financial commitment involved in buying a house.
One of the first things to consider is how much you can save as a deposit. Saving the deposit required for a home loan is one of the largest obstacles first home buyers face. Depending on the type of loan you arrange you may need a deposit of anywhere between 5% to 10% of the price of the home.
In addition to your deposit, plan for an additional 5% on top of the purchase price to cover government stamp duty and fees. You can use our Stamp Duty Calculator for a more accurate estimate.
A budget can help you better understand your finances and how much you can afford to save. You should also look at our Loan Calculators to do some initial research on what you can afford to borrow. Once you sort these things out, you can start to think about your home loan.

First Home Owners Grant
Sales of existing and new homes have risen dramatically in recent years, in part due to the Government's First Home Owners Grant. Since its introduction, the First Home Owners Grant has helped nearly 250,000 Australians purchase their own home, many of whom wouldn't have been able to do so without this assistance.
